Clayton provides a range of property valuation solutions to assist with your
risk management needs and to help you facilitate effective decision making. Clayton can be your direct valuation provider or indirect facilitator and
integrator of valuation data received from vendor relationships you have already
established.
Services
Tiered Reconciliation Solutions
Clayton’s recommended approach to valuation is to use a tiered/waterfall
solution to drill to more comprehensive reports (and the costs they incur) only
when necessary. While Clayton also offers each of these services independently,
the tiered/ waterfall approach includes the following:
- Automated Value Model (AVM) - This value report is generated using computer
models that screen properties for risk factors in order to provide clients with
a general value determination
- Broker’s Price opinion (BPO) – For loan’s exceeding your specific AVM
tolerances, a BPO would be recommended. Prepared by a real estate professional,
this report provides clients with a low cost alternative to ordering a new
appraisal to establish the current value on a property
- Appraisal – Should a BPO not satisfy your assessment needs of property’s value,
a new Appraisal is in order. Prepared by a real estate professional, this report
provides clients with a low cost alternative to ordering a new appraisal to
establish the current value on a property
Tiered Reconciliation Solutions
- Desk Review – Regardless of your approach to valuation, tiered or otherwise,
Clayton can provide Desk Reviews on valuation report quality. For these, an
appraiser analyzes the report for inconsistencies and potential hidden risk. We
recommend this solution for loans seasoned less than six months
Reporting
Clayton provides a full suite of reports for each service, including
an integrated report detailing Collateral Data, Exception Tracking and
Collateral Quality Grades for clients also using due diligence services.
